Isn’t this just sub-letting?

Subletting in most cases is illegal and not something we do!  We actually use a number of contracts from; Management Agreement / Guaranteed Rent Agreement or a Commercial Agreement with the landlord allowing us to control the property on their behalf and avoid the subletting pitfalls of on an Assured Shorthold Tenancy Agreement (AST).

How does this benefit the Landlord?

  • Guaranteed monthly income for 1 – 3 years

  • Our listed Tenants will be reference checked with no cost to you

  • No evening calls from tenants asking for help unblocking toilets or screwing in light bulbs!

  • Property returned in tip-top condition (usually higher in value also)

 

Sorry but I already have an Estate Agent

That is perfectly fine we work with estate agents along with landlords but are not actually estate agents ourselves.

 

My Home isn’t currently rentable at the moment

This is our bread and butter we like to get homes that are in need of some TLC so that we can add value to the property for the landlord. We pay to get your home cleaned, refurbished, painted, decorated and up to the standards of our professional tenants creating a win-win situation.

 

How exactly do you guarantee my rent?

We source properties in areas our list of young professionals is looking for. If the property has potential we will arrange a viewing and begin to negotiate the terms of the agreement. We will add value where needed, to attract the kind of rental cost we expect from our tenants.  If we choose to arrange a viewing and negotiate we see potential in your property and can guarantee you will see reoccurring monthly payments.​

 

What happens at the end of the agreement?

The property is returned to the Landlord (usually in much better condition than it was given to us). We give our tenants notice so the property is empty when the agreement ends.  Any equity gained from our refurbishments and improvements are yours to keep. We are always looking to extend our contracts and will renew if you are happy to at the end of the agreement.

What do I need to do as Landlord?

As the home owner, the following are your responsibilities are:

 

  • Maintenance of the structure and exterior of the building

  • Have an appropriate insurance for HMOs

  • Safety Certificates such as Gas Safety, Electrical Safety and EPC

  • Any regular payments you make towards the mortgage of the property.
