HOW IT WORKS
What we offer
We offer our customers a great deal that’s easy to understand. Essentially, our business is to rent your property out for a period of three years and we will become your trusted, full-time tenant. During the agreed period we will enhance the property cosmetically (if required) so that it appeals to our clients who are young working professionals. We take care of finding suitable tenants for the rooms in the property, sign each person on an AST and look after everything for the remainder of the agreed period. You will deal directly with our company so there will be no worries about tenant phone call or maintenance issues.
As soon as we have organized the property so that it is suitable to rent out you’ll start receiving the rent payments. This is usually the day the lease is signed, or when the light refurbishment is finished.
Good for Landlords
When landlords see how efficient our business model is, and how much they benefit from our property services, they nearly always decide to renew the contracts at the end of the agreement. We’re always giving our best to make sure we please both landlords and our tenants. We will perform refurbishments to the property to bring it up to a high standard, and we even go the extra mile in arranging for a gardener and a cleaner to attend frequently to keep everything in tip top shape at all times. We look after our GRA rented properties so well that when they are returned to the owner they are in a much better state than when we took them over.
Good for Tenants
Having worked at both ends of the spectrum in property letting, we’ve gained extensive knowledge about selecting trustworthy and reliable tenants that will keep the property looking great. We reference check all of the tenants we select for the property, young professionals with a solid history of renting accommodation. We take extra care in choosing the right tenants because after all, it will be us dealing with them and not you. We will be fully responsible for any rent arrears or damages. Every issue with the tenants is dealt with directly by us so you will never have to stress. Many properties suffer void periods amounting to one and a half months every year, but you will never need to worry about that with us.

Gas Safety Checks & certification
We take care of the gas safety checks and meet with a certified gas engineer at your property, keeping one certificate for our records and sending the other to you for yours.
We understand that these checks are legally required to let out the property to tenants, and all appliances that use gas will be thoroughly tested. This needs to be done each year as there as penalties if not completed.
Legal Obligations
We strive to meet all of the obligations we have to you, to the tenant and for the property in terms of legality. We make sure that everything has been taken care of including fire regulations for furnishings, detectors for carbon monoxide and smoke, plus PAT certificates.
Tenant Deposits
We don’t issue the deposits directly to you; however, we place the tenant's deposit into a deposit protection service which is backed by the government. This will be allocated towards repairs if the damage is inadvertently or purposefully caused to the property.
Property Insurance
As you own the property, insurance is still payable by yourselves i.e. building and contents. Residential insurance is not satisfactory because of the nature of the lease, so an HMO policy is required, or a relevant buy-to-let policy. Our company has insurance for public liability, and we do advise landlords to get separate contents insurance.
ID Verification
We will need to see two forms of ID and proof that you own the property before renting it from you.
Inventory Taking
If you so wish, an inventory can be taken of everything in the property via an independent source or we can also provide this service to you too.
Regular Property Inspections
If you feel the need, you can give us 24 hours’ notice after which you will be able to inspect the property. We ourselves will perform frequent checks to make sure everything is in sound order. Thanks to our good relationship with both tenants, any issues are resolved very quickly.
Legal stuff
Properties which have a mortgage will need to first get a ‘consent to let’. If we are to let the property to multiple tenants, it’s advisable that you are on a suitable mortgage for this we will need to see signed confirmation in our contract.
When a long-term contract is in place, reasonable allowances have to be made for the regular wear and tear incurred over the length of the tenancy.
Making A Complaint
We are fully aware that a high level of efficient customer service can make all the difference. We aim to be cooperative and helpful at every stage of the process, however, if you feel a complaint is necessary we will deal with it as a matter of priority.
Property Maintenance
We will manage all of the maintenance issues for the property however big the task. If any work needs to be done we will get your consent first and then keep you updated on the job progress. All invoices will be sent to you for tax purposes, or you can arrange for your own selected tradesmen to complete the task.
Contract Termination
If you wish to terminate the contract with us we will need to be made aware six months in advance. This is due to the fact we sign tenant contracts in six-month bands and we understand the need to return the property back to you vacant.
Court
Although we always look for the best resolution for both parties and so far we have never had to. If a tenant needs to be removed by a court order we take care of every aspect of this and keep you updated. At no time will a situation like that affect the payments you receive each month.
